Is this the beginning of a major East Village face lift?
For anyone who has tried to lure me out of my apartment, free food and a promise written in blood not go to meatpacking are the best shots at getting me out of the confines of Alphabet City. Give me an I-Hear-Banjos, Encore from the Wayland and an Entire Bird from Root & Bone and I can exist alone. Quite happily. I’m very protective of the neighborhood, as I love it dearly, but cannot deny that the market in the area is steadily changing. Mainly the influx of new condominiums is driving up prices and disrupting long standing establishments, as many tenants can no longer afford rent. To give you a preview of the future, here are the three big hitters underway:
438 East 12th Street (above) – Doug Steiner’s Condominium Project, projected to sell out nearly $215 million, is comprised of one-to four-bedroom apartments (starting at $1.1 million) and several penthouses as well as 16,000 square feet of amenities, including a 50-foot-long pool, a spa, a gym, a library, a playroom, parking and a landscaped courtyard and rooftop gardens. The building will be located on A between 11th and 12th and is aiming to be completed in 18 months.
100 Avenue A – Ben Shaol’s eight story condominium will feature 33 apartments, with one-bedrooms starting at $1.3 million and two-bedrooms will be kicking off at $1.925 million, prices ranging from the high-$1000s to north of $2,000 per square foot. The building is on Avenue A between 7th and 8th streets and doors will be opening sometime late spring/early summer of 2016.
Thirteen East + West on East 13th Street – Two side-by-side six-story, six-unit condo buildings are on their way to the neighborhood, each building featuring 6 floor-through homes, all with private outdoor space and the penthouses will have their own private garages and roof decks . Pricing will start at $2.3 million and the penthouses will max out at $3.4 million. The building is split with addresses at 436 and 442 East 13th Street between Avenue A and First Avenue and no date has been released for when the project will be completed.
Rumor has it that the space previously habituated by the Ninth Ward at 180 Second Avenue is also turning into condominiums. Other notable neighborhood developments underway are 67 Avenue C and 118 East 1st Street.
